Residency Guide

Your Golden Visa to Greece awaits.

One of the lowest thresholds in the region: a residence permit through property investment, and unrestricted movement across the Schengen area.

The programme

Invest in property, gain residency.

Greece grants foreign property purchasers a five-year residence permit, renewable for as long as the property is held. As of 1 May 2023, raised thresholds apply in the most sought-after areas, while the rest of the country keeps the original entry point.

€500,000

Athens & greater Athens, Thessaloniki, Mykonos, and Santorini.

€250,000

All other regions of Greece.

The benefits

  • One of Europe's lowest qualification thresholds.
  • Unrestricted entry and movement within the 27-country Schengen zone.
  • A path to Greek citizenship after 7 years of residency (with a 180-day annual stay).
  • Covers a spouse and children under 21, renewable every five years.

How to qualify

No physical-residency, language, interview, education, or experience requirements. You provide:

  • Application with personal details
  • Certified copy of your passport
  • Four printed passport photos
  • Printed digital signature
  • Real-estate documentation: contracts, permits, invoices

Processing takes roughly two months through the local Aliens & Immigration Department, and you needn't remain in Greece during the process or afterwards.
